Before the Contract … Beyond the Closing


1. Discover Your Wants and Needs

Every home and every family is unique. We at The Simme Advantage Team don’t believe in a “one size fits all” method of home building. 


We begin the building process with a consultation to discover what is most important to you in your new home. This key step will help save time and determine the builders, floor plans and communities that we will engage later. 


2. Where Do You Want To Live?


As the old adage says… it’s all about location, location, location. Every home can be built, but not every home can be built anywhere. Do you want to be in a community or off the beaten path? Are available utilities important to you? How do the school districts rank? Together we’ll consider all of these vital questions.

3. Selecting Your Home Builder

Similar to how there is not a “one size fits all” home, there is also not a “one size fits all” home builder. Some builders may be more custom and therefore take longer to complete construction. Others may have exclusive rights to build in that particular community you’re interested in. 


We will work together to go over the pros and cons of the prospective builders who may be a good fit for you. We will also take the time to meet with them directly to ensure that you can put your trust in them. 

4. Understanding Financing Options


Financing your new home does not have to be difficult nor drain your bank account; The Simme Advantage Team makes obtaining financing painless with our preferred lenders.


We will also explore the finance requirements of the home builders. Every builder has different terms. For instance, some may require a construction loan, others may require unique down payment structures. 

5. Evaluate and Compare


You’ve decided on the floor plan, the home site, and 2 or 3 Home Builders. You know what you can afford so now it’s time to review the pricing. 


Our experience and expertise will assist you in breaking down the terms and fine print – what exactly are you getting, or more importantly, not getting for your dollar? Who’s terms are more appealing for your needs? Who do you trust and prefer? We will review all of these factors before proceeding further. 

6. Sign the Contract


You’ve selected the terms and the Home Builder that is right for you, we’ve negotiated any terms that you were not comfortable with – now you’re ready to move forward! This step may stressful for some but the excitement will soon begin. 

In most instances this is the point at which you’ll need a deposit to begin drawing your personalized blueprints and begin the permitting process before your home is officially under way. You’ll also want to be prepared with the name of an attorney you’re familiar. Don’t worry if you don’t have one, The Simme Advantage Team can recommend one of our preferred attorneys that we work with on a daily basis. 

7. Personalize Your New Home

Every Home Builder is different when it comes to designing your new home. Some builders utilize an in-house design center where you’ll choose the majority of your selections, others may use a series of suppliers you’ll travel to. Either way, it’s time to have fun and get creative with your personalization and finishes. 

8. Putting the Shovel in the Ground


Your dreams are about to become a reality. There is no exact time table on how long it might take to get to this point, it’s determined by a variety of factors. For instance, some towns may have a longer permitting process than others, customers may take longer to finalize their selections, or builders may have a filled schedule requiring a longer delay. 


Regardless of how long it takes you to get here, you’ll be amazed with just how fast your new home comes together. 

9. Do You Have a Home to Sell?

Customers often have a home they need to sell before moving into their new home. The Simme Advantage Team Can assist you with this transaction as well. 10. Moving Into Your New Home


The day has finally come for you and your family to move into your new home! Most builders will provide you with a final walk through or orientation so that you can become acclimated with you new home. You can also rest assured that you’ll be protected by New York State’s mandated warranty on new homes for years to come.
